The city's hilly geography and three-bridge system divide the rental submarkets sharply. Uptown, the West Side, the North End, and the East Side each behave like separate cities with their own price curves.     Smaller UNB campus in Millidgeville. Off-campus housing demand is centred in Millidgeville and the adjacent North End. Roomies groups work well for 2-3 bedroom shares near the campus.

  • NBCC Saint John

    Main NBCC campus near Grandview Avenue. East Side rentals along Rothesay Avenue and McAllister Drive are the shortest commute.

Getting around: Saint John Transit runs buses across all four sides of the city. Service is strongest in Uptown and along the Rothesay Avenue corridor; the West Side and Millidgeville have lower frequency. Saint John is hillier than Fredericton or Moncton, so walkability scores are lower than they look on a flat map.

Uptown Saint John is generally safe. Like any dense heritage downtown, some blocks near the waterfront have more street activity at night. Most UNBSJ students prefer Millidgeville for proximity to campus rather than Uptown.

Do I need a car in Saint John?

In Uptown and Millidgeville, you can manage without one if you're comfortable on the bus network. On the West Side or the suburban East Side, a car makes life noticeably easier because of Saint John's hills and distances between neighbourhoods.

Are Saint John rentals usually heat-included?

Heritage Uptown buildings more often include heat because of shared boilers. Newer East Side and West Side garden apartments typically don't. Given Saint John's older housing stock, always confirm heating cost before committing.
