How do I apply for a rental?

When you find a listing you like in your feed, tap the like button to express interest. You can include an opening message to introduce yourself to the landlord. If the landlord is interested, they will accept your request and you can start a conversation. You can also fill out a full rental application within the app. It saves your info so you only have to do it once and can reuse it across multiple applications.

What is tenant screening and do I need one?

Tenant screening is a background, credit, and reference check run through a trusted Canadian screening provider. It is completely optional and you are never required to complete one. However, a screening report can strengthen your application. On NestEazy the landlord requests and pays for screening, and you are always asked to consent before it runs.

You can browse Roomies, which are groups looking for roommates in a specific area with a set budget and move-in date. Filter by location, budget, gender preference, pet policy, and more. When you find a group that fits, send a join request with a message. If the group owner accepts, you join the group chat and coordinate next steps from there.

If a landlord requests a screening, the report considers multiple factors beyond just credit.

It usually comes back in under five minutes, so you can decide with confidence. You only pay if you choose to run one.

What are my rights as a tenant in New Brunswick?

Under the New Brunswick Residential Tenancies Act, you have the right to quiet enjoyment of your home. You also have the right to properly maintained premises that meet health and safety standards, and to protection from retaliation for exercising your legal rights. The notice a landlord must give before entering depends on the reason. It is generally 24 hours for inspections and showings, 7 days for routine maintenance, and no notice in an emergency. Landlords cannot cut off essential services like heat, water, or electricity. Any lease clause that tries to waive your statutory rights is void and unenforceable.

How much can a landlord charge for a security deposit?

In New Brunswick, the security deposit is capped at one month’s rent for most leases. The exceptions are one week’s rent for a week-to-week tenancy and three months’ rent for a mobile-home site. You can pay the deposit directly to your landlord, who must then remit it to the Tenant and Landlord Relations Office within 15 days of receiving it. You can also pay it directly to the Office at a Service New Brunswick centre. Either way it must end up held by the Office, not the landlord. Once the Office has it, you get a Certificate of Deposit in the mail confirming it was remitted, so if you never receive one your landlord may not have sent it in. After you move out, the landlord has 7 days to file a claim against the deposit, and you apply to the Office to get it back. Refund timelines vary; the fastest route is a written landlord release plus a prompt online application to the Office. A landlord cannot deduct from your deposit without an order from the Office.

Can my landlord increase my rent by any amount?

New Brunswick currently has a 3% rent cap in effect. Landlords cannot increase rent by more than 3% in any 12-month period, and rent cannot be increased within the first 12 months of a tenancy. Landlords must provide at least 6 months’ written notice before a rent increase takes effect. If you receive a rent increase notice, you can accept it, end your tenancy, or request a review through the Tenant and Landlord Relations Office within 60 days. Because the cap is reviewed periodically, we recommend checking the Government of New Brunswick website for the latest information.

Can a landlord refuse to rent to me because I have pets?

Yes. Unlike some other provinces, New Brunswick allows landlords to include no-pet clauses in lease agreements, and those clauses are enforceable. If mediation does not work, the officer will issue a binding decision. Common disputes include security deposit claims, maintenance issues, and eviction notices. A landlord cannot evict you without an order from the Tenant and Landlord Relations Office. Changing the locks or removing your belongings to force you out is illegal.
